Asset Type

We are actively seeking existing multifamily investment and attractive joint venture development opportunities in our target markets and submarkets with the following characteristics:

  1. Whole loan or mezzanine loan purchases collateralized by 200 plus unit apartment complexes;
  2. 1980’s to 2000’s vintage assets that are garden-style communities or mid-rise and high rise properties of 200 units or more with a deal size of at least $10 million;
  3. Newer properties or attractively priced development opportunities with management repositioning opportunity; or
  4. Older properties in prime sub markets with significant capital needs and opportunity to add value through rehabilitation, redevelopment and repositioning.

We are long-term holders of real estate and can look past short-term weakness in strong submarkets that demonstrate solid future fundamental growth. We are equally interested in joint venture development, redevelopment, or balance sheet recapitalization opportunities with strong regional partners.

Location

Strong submarkets of major metropolitan areas with limited opportunity for new development.

Developing areas with strong potential for future growth due to reinvestment or proximity to new employment, schools, shopping, services and transportation.

Age of Property

Properties built within the last 25 years (will vary by market) with fundamentally sound construction and good unit floor plans.

Submission Needs

Description and location of property, proposed sale price and terms, photographs, written authorization to represent owner (if not a listing relationship), rent roll, local market data, unit mix with current rents, floor plans, most recent tax bill, latest year’s P&L.
